Final terms on any bridging loan are set by the lender after a full review of the borrower, the security, and the exit route. Regulatory position
Regulated bridging finance, where the loan is secured against a property occupied or to be occupied by the borrower or an immediate family member, is regulated by the Financial Conduct Authority. Unregulated bridging finance, including loans secured against commercial property, investment property, buy-to-let, and refurbishment projects, is not regulated by the Financial Conduct Authority.
We are not directly authorised by the Financial Conduct Authority. For any regulated bridging requirement we introduce clients to partners holding the relevant FCA authorisation, who carry out the regulated activity and provide any required advice. We do not hold ourselves out as carrying FCA authorisation, we do not give advice on regulated mortgages or regulated bridging, and we do not provide independent financial advice of any kind.

Eligibility
Bridging finance is generally available to UK property owners, investors, developers, and owner-occupiers in defined regulated scenarios. Underwriting is case-by-case. Acceptance is subject to satisfactory valuation, legal review, anti-money-laundering checks, and the lender's credit policy at the time of application.
Lender relationships
We work with a panel of specialist bridging lenders. We are not tied to any single lender and we are not a whole-of-market broker. Where a case sits outside our panel's appetite we will say so, and where appropriate we will signpost an alternative route.
